MEP Critical Facilities Construction Manager – (Electrical)

MEP Critical Facilities Construction Manager – (Electrical) - New York City 
This Hands-on Electrical PM will lead / command meetings regarding the overall project as it regards to implementation of electrical systems for their customer. Successful candidate will be utilizing MS project daily, track financials – reqs, change orders, proposals, forecasts, cash flow, etc. Candidate should have experience managing budgets in the 100mm range. Experience working with unions a plus. Candidate must come up ranks from the Electrical ranks. This is an out of the ground construction in NYC.

Responsibilities:
  • Plan, organize and lead large scale data center construction projects; manage the Integration of projects; Represent the company in project meetings
  • Manage Commissioning process of Electrical equipment (Generators, Switchgear, UPS, etc.)
  • Collaborate with Team members to verify constructability and ensure use of Best Practices
  • Create Critical Facilities Construction Project plans – size up, costs, scheduling, timeline
  • Maintain liaison with primary client, A/E firms, Owner's Rep firm, FM’s, Electrical Contractors, GC and other vendors to facilitate construction and facilities maintenance activities
  • Establish project objectives, policies, procedures and performance standards within boundaries of corporate policies. Put these in clear concise work statement for the field
  • Manage financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company’s interest and simultaneously maintain good relationship with the client
  • Material / Procurement tracking and reporting; Subcontractor and equipment rental tracking and reporting
  • Track project performance / S-curve tracking and labor efficiency 
  • Large portion of work requires a heavy knowledge of electrical and mechanical equipment such as: medium voltage switchgear, diesel generators, UPS systems, power distribution equipment, chillers, CRAC, cooling towers, computer room air handlers, fire detection / suppression; building monitoring systems (BMS), building Automated Systems, etc.
  • Responsible for sending out RFPs with detailed descriptions for upcoming work; change orders proposals, RFI’s, risk review, Change Order tracking cost, etc.
  • Forecasting Requirements; manage budgets; track expenses; cash flow etc.
  • Establish project objectives, policies, procedures and performance standards within boundaries of company policies. Put these in clear concise work statement for the field
  • Create and Maintain Detailed Project Schedules
  • Oversee electrical installation of equipment 
  • Work on site at Customer’s location during equipment delivery and installation / commissioning / Rigging
  • Create a Rigging plan:  NYC / NEC Code knowledge; report progress on a weekly / monthly basis / impact to GC and internally
  • Track milestones for regular progress measurement
  • Create Procurement plan to Track and forecast impacts
  • Lead the planning efforts in implementing manpower and managing the Integration of projects and timeline for Internal projects on Customer Site
  • Ensure planning, laying out installing and wiring electrical components are completed per drawings, specs and in accordance with electrical code
  • Be the point of contact with the clients and any other contractors, GCs involved with the project
  • Manage a regional team of suppliers and coordinate all deliveries of equipment with the Customer’s Construction Contractor
  • Work with Management to respond to RFPs.

Requirements:
  • Project Estimation / Estimating / being able to price out on project work and convey to vendors with RFIs and RFPs supporting the site
  • Relevant experience in Critical Facilities Construction in NYC
  • Experience managing Construction Projects with Budgets from 50mm to 100mm+ 
  • Client Facing /Client relationship / Client Management skills
  • Must be familiar with the design, construction and Operational processes of building systems for mission critical systems
  • Solid Project management construction experience
  • Inventory / Asset Management tracking
  • Experience working with NYC Electrical and Construction Trade Unions a Must
  • Previous experience either working in / or working with NYC Electrical Union local 3 a plus
  • Came up ranks as a licensed journeyman electrician or relevant experience a plus
  • 10+ years of Project Management experience
  • Experience managing projects in NYC in the construction industry a MUST
  • Managing Projects for Electrical installation of Equipment for high profile projects a plus
  • Thorough knowledge of the practices, methods, equipment, materials, and tools of the electrical trade
  • Thorough knowledge of the occupational hazards and safety precautions of the work
  • Ability to manage the work of skilled workers and provide guidance and leadership
  • Experience interpreting blueprints and specifications
  • Experience with Electrical Conduits / Power Systems such as UPS, Switchgear, Generators, PDU's a must
  • Should have a background or know what this means when conducting electrical installations to include things like: crown box, offset and junction box
  • Computer Savvy – Microsoft – Teams, Outlook, PP, Word, MS Project (scheduling with Activities and resources, etc.), MS Excel (pivot tables, v-lookup, graphing), Adobe / Bluebeam (editing, combining pdfs) a MUST!
  • Solid Communicator – (written and verbal); Customer Service Driven
  • Bachelor's Degree in Electrical Engineering or Construction Management preferred
  • Ability to successfully work independently; Self Starter, self-motivated, attention to detail and should prioritize well
  • Project Management Professional (PMP) or Relevant accreditation of Project Management Methodology a PLUS
  • Enterprise Resource Planning (COINS) / PM SW (ProCore) a big plus
